On Track for Big Savings Without Cutting Scope
The Killam School Building Committee delivered encouraging news at its latest meeting: the project is currently tracking $9.5 million under budget, a significant milestone for one of Reading’s largest capital undertakings.
According to updated cost estimates presented during the committee’s financial review, construction costs are projected at approximately $92 million, compared to the original budget of $101.5 million. This reduction stems from a combination of factors, including favorable market conditions, refined design strategies, and conservative contingency planning.
We’re on time and under budget — exactly where we want to be,” said project leaders during the session.
While the savings are promising, officials emphasized caution, noting that final figures won’t be confirmed until bids are received in mid-2026.
Why the Savings?
- Efficient Design:Â Architects have maintained scope while finding cost-conscious solutions, such as downsizing the generator to a more readily available model.
- Market Timing:Â Inflationary pressures have eased, and the project is entering the bid phase at an advantageous time.
- Contingency Management:Â Early estimates included higher contingencies to hedge against tariffs and supply chain volatility. With risks subsiding, those allowances are being reduced.
What Happens Next?
Despite the projected savings, the committee voted to keep the official budget at $101.5 million until bids are finalized. This approach ensures flexibility and protects against unforeseen costs.
The Massachusetts School Building Authority (MSBA) will review the 60% construction document package submitted this month. The next major milestone — the 90% design submission — is scheduled for February 2026, with full bid documents expected by March.
Other Updates
- Negotiations continue for a parking agreement with a nearby church to accommodate staff and contractors during construction.
- The committee approved several modular-related invoices and discussed hiring a temporary clerk of the works to support the town’s facilities department during the build.
- Renderings of the new Killam School, featuring bright classrooms and modern common spaces, were shared and will be posted on the town website soon.
If current trends hold, Reading taxpayers could see millions in savings without sacrificing quality or scope — a rare win for a project of this scale.
